Alarm system

Worldwide, Aruba is one of the safest places to live. Because of low unemployment (less than 1%) and the high standard of living, there is hardly any crime. That is why you will see few houses in Aruba with bars on the windows, and front doors are often left open all day.

Still, to increase your sense of security, you can have an alarm system installed which is entirely wireless. This is carried out by professional companies that also guard your property with an annual contract and optimum service from telephone emergency rooms. This is just to inform you that the option exists. We can advise you in this respect and guide you during the purchase.

A connection for your key path has already been installed in the hall of your house.


Carport / Garage

In Aruba, few houses are built with a carport or garage. However, the houses of Modanza Villapark have been designed in such a way that an added carport or garage continues to be possible. The most simple and cheap is a detached carport that may consist of a shadowy roof looking like a pergola. A slanting roof affixed to an existing wall with a poured concrete floor is of course also a possibility. For specific wishes and price calculation we have to know the type of house you have chosen and the lot you have selected.


Water heater

In Aruba, the houses traditionally do not have hot water facilities. This also applies to most hotels and condominium buildings. The temperature of tap water is, depending on the season, between 25 and 30 degrees Celsius. This is too hot for a cold shower and too cold for a hot shower. Consequently, we advise you to buy a water heater. Of course several types of water heaters can be installed. They can operate on electricity or gas.

We advise a 40-gallon water heater that operates on gas, which is approximately 150 litres. This is sufficient for a 4-person household. Smaller water heaters of approximately 50 litres are also available for 2-person households. Gas is cheap in Aruba and is supplied in large gas reservoirs.

All homes in Modanza will have pipes for hot and cold water and are consequently prepared for your choice. Because tap water is produced by condensation of seawater it does not contain calcium and appliances will last longer.

TIP: By the way, did you know that tap water in Aruba is so clean that it is bottled and sold?

 


Electricity

Of course each home will always have sufficient connections such as power points, sockets, and switches.

Aruba has a different voltage than Europe. The customary voltage is 110, and 220 volt is the so-called power current. The entire network of the houses will be 110 volt and in some places a power point for 220 volt will be installed.

The air conditioning connections are 220 volt as a rule. Aruba also has 60 hertz, whereas large parts of Europe operate on 50 hertz.

This does not affect all equipment that works on both 60 and 50 hertz. So TVs, personal computers, and similar equipment can be brought and connected to the 220 network without a problem. Heavier equipment such as refrigerators, swimming pool pumps, etc. are better bought in Aruba or need to be from US origin.

If you intend to build a swimming pool later on, we furnished your house now already with an extra electricity pipe to the back of your house for your future pool.

If you are contemplating to purchase a flat screen TV, your house has already an extra cable connection and socket in all sleeping rooms and in your living room. Even an extra socket for your vcr or dvd player connecting your flatscreen has been installed.

And last but not least: there will be four high placed connecting points for speakers in the four corners of the living room so the wiring of your sound system will be invisible.

 


Partitions

To protect you privacy, walls around your lot are a good option. Several lots already have a back wall with a height of almost 2 meters. These walls always have electrical wiring in all columns so that you can connect them (have them connected) directly to the network. A light sensor is installed in the houses we build for you, making sure that the outside lights are automatically turned on when it gets dark.

Moreover, all lots have an electricity niche on the side of the road. This will be part of your garden wall on the street side. In and around this niche, the water and electricity meters are installed, as well as the cable television and telephone service cables. A low garden wall on the front side has already been included in the price of your house (not including fencing and/or drive-in gates).
We can build partition walls, walk-in and drive-in gates for you, but they are not included in the price of the home. The construction costs of the back walls already existing are included in the price of the lot concerned.

 


Landscaping and garden maintenance

Gardening at Modanza will be a wonderful pastime. The lots are of adequate size to create a beautiful garden. The soil’s composition is good, and it is not a coincidence that many landscaping companies can be found nearby. For instance, a large landscaping company is located on the adjoining parcel of land. Aruba has various large garden centres that would love to help you create and maintain your garden. We gladly contact them for you.

 


Flagpole

The Aruban people are very fond of a colourful appearance of their island. Consequently, it is not surprising that they grab every opportunity to let the national flag fly. The flag is an example of cheerfulness with its clear blue colour, the yellow strips and the red star. So a flagpole is a good way to participate in this phenomenon.


Awnings

Your house in Modanza will have wide eaves keeping the sun from the exterior walls on the hottest times of the day. Aruba is at the 12th degree of latitude in the tropics and the sun is very high in the sky during the day. In the early morning and in the evening, however, it may shine through the high windows and all the glass, and awnings then come in handy.
Various companies are specialized in supplying adequate awning systems. We gladly introduce you to them and guide you, if you wish.


Swimming Pool

What more can you wish for if you live in the tropics and have a delightful swimming pool at your house. Your own swimming pool gives your property an extra dimension and we already understand that many of you choose to build a swimming pool.

Aruba has several specialists that build and maintain swimming pools. We do not build swimming pools ourselves, because this requires a very special technique, but we gladly introduce you to the companies that can. Especially for the construction of swimming pools, expert building supervision is necessary.
If you are not on the island, we can conduct the negotiations and the effective technical inspection of these works for you. We charge you an acceptable fee for this service and we guarantee you a neat and timely delivery.
