The status quo in September 2010:

To be able to meet the demand for larger lots, a redivision took place recently, and eight small lots were turned into five large lots.
At present, a total of eleven lots have been sold, eight villas have been built and delivered, six of which with a swimming pool, and two others are in the phase of the application for a building permit.
In addition, we have built a model home that can be used free of charge by our buyers during the construction period of their house.

New on our website is the photo album. Here you will find photographs of all villas realized and also an album neatly showing all construction phases.
A series of photographs has also been included to show you how a swimming pool is actually built. Specifically recommended!

We are still working very hard in Modanza Villapark: the villa park on Aruba for your second home or main residence. Aruba, located in the tropics, where the sun is shining 365 days of the year. We are proud that after the completion of the model home, various houses have been delivered, and we would like to show you the results. Also because many clients will not be able to be here regularly, and in addition opt for trust, security and quality, which we have proven to be able to provide, we take care of your landscaping, the fences, and the swimming pool as well.

In practice, it appeared that in the last few months, the demand for larger, so more spacious lots exceeded the supply. That is why we are presently in the process of re-dividing: various small lots are combined to larger lots, so that much extra space can be created around your house for the construction of carport or garage, for instance. The possibility of installing a swimming pool is optimized in this case, so that the value of your property will rise considerably. In a following notice we will inform you hereof. UPDATE 6 AUGUST 17, 2008
It is December 30, 2007: the latest update with the progress of the construction and the realization of Modanza Villapark in Aruba. Several causes may be the reason you do not hear from a project anymore: either it does not go well due to stagnation of any cause and then you mostly do not hear anything anymore, or it is going very well and an update is postponed again and again due to lack of time. Fortunately, the latter is the case with us. Our well-meant apologies that it has been such a long time! In September last year the sale finally started, and we are glad with the results so far: eight houses and nine lots have been sold, of which two houses have been delivered, four houses are being built, and the construction of the next series of villas will begin in October.

What has happened in the meantime? - We have already had the pleasure to celebrate that the highest point had been reached several times. This Friday (August 22, 2008) we will celebrate again when the flag is hoisted for house number five (Modanza 119/lot 19 – the Ursem family from Ghana), and house number six (Modanza 116/lot 16 – Veenstra family from Texel). You are cordially invited! And also: - All water pipes on the premises have been installed by now. A radical change in the infrastructure of the surroundings was necessary for this purpose, as well as installation of a fire hydrant, but this hurdle has also been taken. Last month the electricity company succeeded in installing power on the entire premises and providing all niches with electrical boxes. These boxes had been ordered in December, but unfortunately were not delivered until last month. The connection with the outside world has now definitively been made after connection to the telephone network and the cable television. Despite a considerable additional amount, we chose to have everything installed underground to create an even more beautiful appearance of the villa park. - Three swimming pools are in the making on various lots. - The model home is ready and has (almost) been furnished. As an additional service, it can be used free of charge by our buyers who come to view the progress during the construction process or who are in Aruba in the period of time when their home is delivered. - Garden walls are rising up in several places on the lots as a partition and to protect privacy. - In order to meet the wishes of various prospective buyers, we started to re-divide the land. Small lots will be enlarged by turning three lots into two, for instance, or by turning two parcels of land into one.

We have also been active in the field of public relations. Our website www.modanza.com has become available in English, a flyer will be published soon, we are represented on the Aruban home fair Expo Cas 2008, and we will be present at the Second Home Fair at the trade fair center in Utrecht in October. We can also be found regularly in the Dutch newspaper for homes and the Saturday edition of the Dutch newspaper “Telegraaf”. You can see that we work hard to turn Modanza Villa Park into a success. We end this update in the manner in which two identical words are used (as is the custom in Aruba to emphasize something): we are busy busy and it will be beautiful beautiful! Update 5: December 30, 2007
Modanza has celebrated… the first homes have definitively been sold and five serious prospective buyers have an option. And this while the sale has only started a short while ago. It is even a greater celebration because the contractor has started with the construction in December, now that the road is finished and approved. The latter took somewhat longer than planned, but it has turned out to be really beautiful. A condition for the issue of the building permit was the approval of the road by the Department of Public Works. Fortunately, this hurdle has been taken and nothing can keep us from realizing the first houses quickly. The building permits have all be issued in the meantime. So its finally time! Groundbreaking time!

We are convinced that the first five homes we are building now will generate a flood of orders, because we build in conformity with what people are looking for: high quality in a safe, warm residential environment for everyone at a very acceptable price, both for Arubans and for foreign prospective buyers. In addition, we are proud that we have been able to create trust in us and our project with many people by the personal and professional approach, which is invaluable if you cannot be on the construction site every day yourself. As a buyer we actually keep you informed with photographs and e-mails to tell you about the progress of the construction of your house.

While the road was being completed, we ourselves did not sit still, of course. The transformer house of the electricity company has been completed and delivered, the niches on the front side of each lot (for the electricity and water meters and pipes) are all finished, and the land has been leveled and made ready for building. Building current has been installed and connected on several locations, so that the contractor can use it. All water connections have also been realized. The building blocks have been delivered to the parcels of land where construction is in progress and they are ready to be used. Septic tanks have also been dug and installed on these lots. This has been done already to be able to connect the sewer system immediately and to avoid digging later. Always a step ahead!

The doubly insulated synthetic windows and sliding doors have also arrived from Europe in the meantime, and the interior door frames and the finished interior doors have been delivered neatly. Our website www.modanza.com also has more and more useful information and pictures, so that you can accurately see what is built where and what lots are still available. We estimate that the first homes can be delivered turn-key in approximately 7 to 8 months. In addition, the premium in the form of additional equipment in the kitchen is still applicable. If you want to take an option on a lot you can do so entirely without obligation, without any further financial consequences, for the duration of two months. If you want to receive a copy of this option contract, or if you want to review the purchase agreements, we gladly send them to you.
I think you will understand … if you spend so much energy on preparations… you very much want to see something rise up from the ground. And that is exactly what we are going to see now! Watch with us and e-mail us when you have questions or when you also want to take an option.
